AFCI

Arc Fault Circuit Interrupter circuits are now required in New York State. The 2002 NEC requires them in Article 210-12.
The New York State Building Code uses the NEC 2005 as the referenced standard. Residential installation are part of the Residential building Code Chapters 33 – 42 and is based on NEC 70 – 2002.

Building Inspector

The Building Inspector issues permits and inspects for compliance for all alterations, construction or demolition within the Town and is responsible for ensuring compliance with Town zoning codes.

Building Permits

Building permits are required for numerous construction projects.
The Building Department in your municipality will verify if one is needed for your project.

Applications for building permits and the fees associated with the building permit are handled through the Building Department.

Also many lending institutions and insurance companies are requesting proof of code compliance
prior to issuing a mortgage or insurance for a building or residence.

CO – Certificate of Occupancy

A CO is issued by your local Building Department after they have made the final inspection of the project.

Decks & Porches

All decks, porches and enclosed porches are required to have a building permit.
Contact your local Building Department for more information.

Electrical Contractor

An electrical contractor is a qualified electrician who may hold a valid master electrician license.


Electrical Inspection

An electrical inspection is required for:

  • every new electrical installation
  • changes to existing electrical wiring or electrical equipment

Fees charged for an electrical inspection are above the fees charged for the building permit.

Electrical Inspector

The Electrical Inspector is a third party inspector who has the proper credentials to perform electrical inspections that confirm compliance with the National Electric Code, NYS Building Code, local municipal codes and any electrical utility specifications that may supersede portions of the aforementioned codes.

The Electrical Inspector will provide the Building Inspector with a certificate of compliance.


Electrical Work

Electrical work means the installing, replacing, removing, connecting, disconnecting, altering, extending,
maintaining or repairing of electrical equipment.

Exclusion from Requiring an Electrical Permit

Exclusion from requiring an electrical permit is generally only the electrical work performed in replacing fuses, receptacles, switches and utilization equipment with proper respective units of a similar type where the replacement can be made without other modifications being required to the electrical installation.

Final Inspection

A final electrical inspection is required when all wiring has been completed and all devices, fixtures, appliances, and equipment have been installed, and the electrical system is energized and has been tested.

It is unsafe to occupy a new home before all electrical wiring is completed, inspected, and approved.

Garages & Sheds

All garages and sheds are required to have a building permit.

GFCI

Ground-fault circuit-interrupter (GFCI) protection must be provided for all receptacle outlets in bathrooms, garages, grade-level portions of unfinished accessory buildings, crawl spaces, unfinished basements, at kitchen countertops, at wet-bar sinks, and outdoors.

Homeowner

Homeowner means a person registered as the owner of the property and resides or, with respect to a residence that is under construction, intends to reside in a detached single family residence located on the land.

Renovation & Repair

All renovations and repairs are required to have a building permit.

Rough-in Inspection

A rough-in electrical inspection must be done before any wiring is covered by insulation, sheetrock, paneling, etc. Where wiring is concealed before inspection, the person responsible for concealing the wiring shall be responsible for all costs resulting from uncovering and replacing the covering material.

  • Underground wiring must be inspected before the trench is back-filled.
  • All wire splices must be made in electrical boxes.
  • Do not conceal junction boxes in walls, ceilings, or non-accessible attics and under-floor areas.

Swimming Pools, Hot Tubs and Spas

All pools (above ground and in ground) hot tubs and spas are required to have a building permit.
